Job Description
The operating engineer will have a strong focus on operating, maintaining, troubleshooting and repairing critical equipment including but not limited to: BAS/BMS system, chillers, chilled water pumps and motors, condensing water pumps and motors, cooling tower motors and gearboxes, VFDs, AHUs, exhaust fans, domestic water pumps and motors, air compressors, vacuum pumps and motors, reverse osmosis water systems, boilers, water heaters, recirculation pumps and aerators.
Operate and perform maintenance and repairs of: chiller, chilled water pumps and motors, condensing water pumps and motors, cooling tower motors and gearboxes, VFDs, AHUs, exhaust fans, domestic water pumps and motors, air compressors, vacuum pumps and motors, reverse osmosis water systems, boilers, water heaters, recirculation pumps and aerators.
Operate BAS/BMS system.
Troubleshoot BAS/BMS alarms remotely as well as physically.
Participate in next generation maintenance activities included but not limited to: vibration analysis, ultrasound detection, oil sampling, infrared scanning and laser alignment.
Maintain responsibility for facility services, preventative maintenance, inventory control and general maintenance with technical proficiency.
Maintenance of equipment including but not limited to cleaning, inspecting, calibrating and changing parts.
Maintain water treatment control through 3rd party supplier for condensing and chilled water systems.
Participate and contribute to safety programs. Including but not limited to: development and review of safety related documentation, participation in daily, weekly & monthly safety meetings, monthly computer based trainings and client specific trainings.
Must be willing to participate in training and activities including confined space entry, attendance & supervision and lifting & rigging.
Comply with policies for the proper storage, use and disposal of hazardous materials.
Maintain records of fuel, water and Freon usage in accordance with local, state, federal and corporate policy standards.
Must be available for call-in work, night shifts, weekend shifts, holiday shifts and perform work outdoors throughout the year.
Maintain clean work areas.
Must be able to ergonomically lift up to 50lbs.
Maintain clean and presentable uniforms and comply with uniform regulations.
Maintain a punctual schedule.
Must have basic understanding of Microsoft word, excel and PowerPoint.
Any and all other duties and tasks assigned.
