Job Summary
* The HVAC Technician - will perform and/or direct various preventive maintenance and repairs within local campus. This will include hands-on work to complete the necessary work within Jones Lang LaSalle standards and guidelines. * The HVAC Technician - will perform and assist in identification and implementation of OM&R Strategies to ensure safe, reliable, and efficient Buildings, Building Systems, and equipment within a campus-based complex with multiple buildings in close proximity. * The HVAC Technician - will execute JLL Quality control audits and inspections conducted throughout the territory and deficiency reports provided to supervisors. * The HVAC Technician - will provide technical assistance, training, and support in advanced building operations, troubleshooting, and hands-on repair guidance in support of teams within a territory * The HVAC Technician - will perform other work to include hands-on repair & maintenance work on mechanical, electrical, plumbing, building automation systems, card access systems, door & gates systems, building envelope systems, grounds and parking lots, interior finish systems, lighting systems, and various other R&M tasks associated with operation of a commercial property.

Operations, Maintenance and Repair - OM&R Possess hands on skills and knowledge to complete required repairs and maintenance on commercial Building and Building Systems (including but not limited to: HVAC, Electrical, Plumbing, Vertical Transportation, Life Safety, Roofs, Structure, Parking lots and roads) using industry standard tools and in accordance with all codes, laws, and regulations Perform preventive maintenance and repair service work on electrical, mechanical, plumbing, HVAC, and various other building systems to maintain the properties in peak operational condition.
Customer Service Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction All other duties and tasks assigned.
Knowledge, Skills & Abilities Diploma or GED Comparable work experience Vocation degree program, apprenticeship. Higher Education (i.e. College or University) 5 Years Commercial HVAC experience Applicable codes, laws, and regulations NFPA 70E OSHA 10 EPA Certification
Other abilities Ability to effectively use computers and computer programs (including use of Microsoft Office Suite) Skill in use of the internet to navigate to and use web-based applications. Ability to work with CMMS, ABS, and BMS programs Ability to use handheld electronic devices (PDA, Blackberry, cell phone, etc.) Knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction Possess excellent communications skills, both written and verbal Ability to create, modify and edit processes, procedures, and reports.
Physical work requirements and work conditions Work can be Campus based with extensive walking between buildings Ability to lift 50 pounds Ability to bend, sit, kneel, squat, stand, reach, and lay as required to access equipment components for extended periods of time. Ability to work exposed to heat, sunlight, rain, cold, heights about six feet, daylight and nighttime hours as required.
